Tenant improvements
A new tenant’s buildout can open ceilings, walls and floors that have been closed for years. The survey covers the area being renovated, and the report stays on site while the crews work.
Typical cost in Hillsboro
Offices, shops, warehouses and apartment buildings follow a stricter survey rule than houses. In Oregon, every commercial building needs an asbestos survey before renovation or demolition, no matter when it was built. We handle testing and abatement for owners, property managers and tenants making improvements.
Oregon counts a building as residential only up to four units, so larger apartment buildings fall under the commercial rule. We work on commercial and apartment buildings in Hillsboro, Forest Grove and Cornelius.

Replacing flooring or ceilings across several units needs a survey of what each job disturbs, and no owner-occupant exemption applies. We schedule around residents with the property manager, and the regulated area stays closed to anyone who is not authorized.
A gut renovation or demolition calls for a whole-building survey. Larger friable jobs carry a bigger DEQ notification fee than a house, set by the amount of material.
Friable removal happens inside a negative pressure enclosure, with plastic of at least 6 mil over any gaps. The work stays in its own sealed space while the rest of the building carries on.
A repair that disturbs under 3 square feet or 3 linear feet of asbestos can be exempt from licensing, notice and survey rules. Two conditions apply: the repair is necessary, and removing asbestos is not its purpose. Breaking a larger job into pieces to fit is not allowed.
DEQ’s licensed contractors register with the Construction Contractors Board and keep lists of their certified workers and supervisors. Ask any abatement company for those before you sign.
